We offer a professional and personal service and manage our properties in house so property owners and tenants will always deal with the same people.

Letting Only

·If necessary advise on the market rent for your property
·Advertise and market your property before the current lease expires aiming to ensure a minimal
“vacant” period
·Accompanied viewing of property with prospective tenants
·Secure tenants to suit your requirements
·Fully reference Tenants
·Preparation of and signing of appropriate tenancy agreement under current legislation
·Preparation and checking of inventories upon commencement of tenancy
·Changing over of services on commencement of tenancy i.e. gas, electric water & council tax
·Arrange the payment of “property occupation” money


Full Property Management
Encompasses all aspects of the letting service and property management service listed below


·Monthly payment of rent into your nominated bank or building society account
·If required pay regular outgoings for you from rental payments
·Arrange electrical and gas safety inspections
·Organise all repairs and maintenance using trusted contractors
·Facilitate emergency repairs
·Inspect your property at regular intervals and report any problems to you
·Management of communications between you and your tenants
·Chase any overdue rental payments
·At the end of any tenancy we will inspect the property, check the inventory
·If necessary organise the redecoration or refurbishment of the property between tenancies
·Keep in touch with the tenant on a routine basis and arrange renewals of tenancy agreements as necessary

Additional Services
We can also carry out minor repairs at an hourly rate with no call out charge

Charges No matter which level of service you choose we believe that you will find our charges competitive and cost effective.

Letting only is charged at 40% of the first months rent
Full property management is charged at 10% of the monthly rent
