Spring Lettings are an independent , residential Letting Agent dedicated to managing properties with understanding and professionalism. We are personally interested in all of our properties, so you can rest assured you will receive an individual, tailored service. Whether you are looking to rent out your property or find a new home, we can help you find exactly what you need.

LANDLORDS: Outlined below are the two basic elements of our Service. However, we maintain a flexible attitude, and are generally able to adapt our Service to meet our client's individual circumstances and needs, for example by providing a part only Service, or occasionally by taking on additional tasks and duties.

Full Management:

An inventory specific to the property

Checking off the inventory with the new tenants once they have moved in

Arranging all the bills into the tenants names, including gas and electricity

Payment of rent to the Landlord, minus Spring Letting fees and any repairs etc

Carrying out inspections and dealing with any problems/repairs

Being kept up to date on the letting process and the Tenancy Agreements and legalities

Keeping in contact with the tenants

Checking out the tenants and re-letting the property with the shortest vacant periods as possible

Letting Only:


Carrying out viewings

Running comprehensive references and credit checks

Collecting the first months rent and the deposit

and A fully prepared Tenancy Agreement.

We pride ourselves in offering a personal and friendly Service, whilst at the same time maintaining a high standard of competence and professionalism.

Carefully Selected Quality Tenants: Drawn from a continually updated register, all prospective Tenants are thoroughly referenced and credit checked. In some cases we will also require a guarantor.

Out of Hours Service: For our initial meetings with you we will if necessary be pleased to visit your property outside normal office hours, at a time that is convenient to you, and thus fit in with your busy schedule.

TENANTS: If you are looking for a property, be it furnished or unfurnished, please call our office so we can log your details for free on our system. We will then try to match you with a property. If you are not urgently looking for a property, we can keep your details on file, until we find one that suits your requirements.

Although our office hours are 9am - 5pm, we understand that most people are not free until outside of these hours. Therefore, we are happy to arrange viewings, when possible, to suit you. This includes weekends. We would never expect you to visit a property alone, and we would always want to be on hand for you to ask any questions you may have.

Finding a property: Our personnel are specially trained and equipped to assist Tenants to find properties to rent that will meet their needs. We maintain a database of properties available to rent and of prospective Tenants and their requirements. As properties become available, our first action is to contact waiting Tenants on the database, who’s requirements match the property. Typically, properties to rent become available about two months before occupancy date, so where possible it is advisable to start looking early.
