Gorgeous Homes Ltd is a property management and maintenance company based in Newcastle Under Lyme. As landlords ourselves, we understand the importance of property as investment and offer a high level of service to all our landlords and tenants.
Why are we different?
We know the pitfalls and the profits that can be made from buy-to-let. We treat your property as though it is one of ours. That means we treat every penny as though it was our penny. When you come to us, we take you in as one of our own - you, your house and your tenants become part of our extended family.
We look after houses and tenants for landlords. Not only will we let and manage the property for you, we will also maintain your property. We employ a number of professionals who can quickly and cost effectively get things fixed for you. Knowing your property is properly looked after and in safe hands gives you peace of mind and the security you need as a landlord whether you have 1 house or 100.
How does it work?
Very simply - firstly we come and do a FREE valuation and suggest a rental price and target tenant. When you are happy and decide you want us to look after your property, we will ask you to complete a short property information form. We then take photos of your property both internally and externally to show prospective tenants. We also conduct a written and photographic inventory of the property. We will vet potential tenants, undertaking credit checks, employer checks [where applicable] and make sure they are the right tenants for you.
Once those checks are complete, we will arrange a move in date for the tenant and arrange for them to sign an Assured Shorthold Tenancy [AST] for at least 6 months. We will organise gas and electrical safety checks and certificates, where applicable. If any remedial works, improvements or furnishings are required we can also sort that out for you. On 'move in day', we will take the tenant deposit, and the rent [in advance], take meter readings and then sort all the paperwork associated with the new tenants - including contacting utilities, council tax, water rates and so forth.
Rent will be paid monthly direct to your bank account along with a statement which details the incomings and outgoings.
At regular three monthly intervals we will make inspection checks to ensure that all is well, the tenant is happy and looking after your property. If there are any issues at all, we will sort these out and liaise with you as to our actions/recommendations.
In a nutshell when you hand your property to us you are handing over the management to us - we will take care of your property and your tenants. The only thing you have to think about is what you're going to spend your rent cheques on!
