Buying a HIP from Conveyancing Solicitors
Another option is to buy your HIP from a Conveyancing solicitor who also provides HIPs. One advantage of this is that you may receive a discount on the Conveyancing when your sell your property as the conveyancer will simply re-use the documents in the Home Information Pack they provided.
Another advantage is that that a Conveyancing solicitor is more regulated than HIP Providers and a consumer has more protection if things go wrong.
Many Conveyancing solicitors will not use or rely on the documents in a HIP not provided by them, as they may be out of date or unable to prove they are genuine. Ultimately the Conveyancing solicitor is liable for any errors when the sale goes through so may insist on new searches and Land Registry documents.
