HIPS and New Builds

• If the property is still under construction the HIP will not contain an EPC but a Predicted Energy Assessment (PEA). The EPC can then be produced once the building has been completed.
• The Local Authority Searches and Drainage and Water Searches may cover a wider area and not a specific property if the property has not been allocated an address and / or the Land Registry Titles have not been produced.
• From 1st May 2008 the Code for Sustainable homes will take effect for HIPS. Every new home will either be rated against this code or have a rating of nil if the property has been built only to comply with building regulations.
