Estate agent haart has advised first-time buyers to consider uprooting and settling down in areas of high-growth potential in order to claim their slice of property wealth.

Balham and Stratford in London, both cheap and unloved four years ago, are prime examples of what to look for, with 33.5 and 44.2 per cent growth respectively since 2002.

This has been due to regeneration, government-planned growth strategies, improving road and rail links and expanding universities – all there to see in 2002 for those who looked.

Leeds and Bristol have also seen similarly dramatic growth, with less well-heeled areas experiencing a bounce on the strength of the most popular districts.

Both Swindon and Ipswich are on the verge of leading this trend said haart, with many one and two bedroom properties still below the stamp-duty level but primed for growth.
