Despite a 30 per cent increase in the number of buyers registering interest at the end of 2006, estate agent haart has warned that buyers cannot afford to be complacent.

Correct marketing and pricing are essential to maximise the return on property, ensure that little time is spent on the market and that sales proceed quickly, it said.

"Sellers should prepare their home to appeal to the main market demand in their specific area," the company advised.

Background research into who the local market appeals to and tailoring a property towards them is essential.

If an area is likely to appeal to families then equipping spare rooms as possible child bedrooms will boost interest, as will clearing away toys if you expect young professionals.

Exposure is also key, with adverts appearing in as many online and print locations as possible, with the number of enquiries directly linked to eventual sales price.
