Landlord expectations of tenant priorities are out of step with what renters say that they want from a property, says a survey for the Homebuyer Show.

Local nightlife was a major consideration for 70 per cent of tenants and nearness to open spaces was important to more than 50 per cent.

Just 45 per cent of landlords thought that bars and restaurants would be a priority and just 38 per cent had considered open spaces, however.

Almost half of all landlords said that good local schools were a major consideration, compared to just a quarter of tenants, who tend to be both younger and childless.

"Landlords can often make the mistake of choosing a property that they like without proper consideration of the needs and lifestyle of the tenants," said Nick Clark of the Homebuyer Show.

Property quality and upkeep was important to just 45 per cent of landlords, compared to 57 per cent of landlords.

Good transport links, shops and a safe and pleasant neighbourhood were rated by both as the most important three criteria when considering a home, however.
