It is currently taking, on average, 11 weeks to sell a property and Simon Hills of the Times has revealed tips on how "canny sellers" can beat a cooling housing market.


Property data website Hometrack has revealed that in the current economic climate, sellers can hope to achieve 90.9 per cent of their asking price and Mr Hills believes the key to as successful sale is to drop the price before others with similar properties do the same.

Mr Hills has explained that the other problem with selling properties through estate agents is that getting a valuation is "never a precise science". A problem which he says is exaggerated by the current housing market.

Jason Tebb of Chesteron explained: "Agents set valuations partly according to what they believe they can achieve from buyers on their books, and a true valuation ultimately is what someone - and their lender - is prepared to pay."
