Buy-to-let activity encouraged

The latest Buy-to-Let Index from Smartlandlord.co.uk has suggested that now could be a good time for property investment.

Indeed, the managing director of the firm Keshav Thukaram said that it may be "the perfect time" for landlords to purchase bricks and mortar.

His comments come after the index revealed there are a number of "bargain properties" to be found, which could offer "great returns" in the long term.

Earlier this month, Property Hawk website editor Chris Horne said that property investment should be viewed as a method for making money over a period of 15 to 20 years.

Smartlandlord.co.uk's survey also showed that landlords picked up an average rent of £696 in May.

One other trend noted was the rising percentage of student tenants, which has coincided with an increase in UK unemployment.

Apparently, the proportion of student tenants has grown from 1.1 per cent to 5.8 per cent over the last year.
