Property News - Landlords 'have split feelings' for 2010 rental market

Buy-to-let landlords are divided in confidence in the rental market as they prepare to enter 2010, according to one property expert.


Chris Horne, editor at Property Hawk, says that some landlords are feeling "reasonably comfortable" going into the new year, while others are worried about the pressure on their finances that owning a buy-to-let can cause.

A recent report from Upad reveals an almost equal split in terms of landlord confidence, with 58 per cent saying they feel more confident about the market than they did in November. However, 42 per cent have less faith in the buy-to-let industry.

Mr Horne advises that increased confidence in some could be down to the fact that many "accidental landlords" that flooded the market earlier in the year have now been able to sell their property.

However, he adds that other landlords are worried about being able to rent their property, and if they do, whether tenants will be able to pay their rent.

According to Rent Index, the average monthly rent is £586.89.
