Buy-to-let 'a complicated area'

Would-be buy-to-let landlords may be wise to take note that there are many issues and complications involved with renting out properties.

Tom Entwistle, director of LandlordZONE.co.uk, says some casual investors may be entering the buy-to-let market without being fully aware of the full legal implications of the property's leasehold.

He states that the new letting regulations that have come into force of late have made the market more complex for the casual landlord.

"For the person that just wants to do it on a casual basis for convenience, then all the additional regulations make it rather difficult," adds Mr Entwistle.

His comments come in response to figures from the government-funded Leasehold Advisory Service, which states that it expects to deal with 24 per cent more enquires from would-be landlords than it did in 2009.

Meanwhile, LSL Property Services recently reported that 28 per cent of investors plan to expand their property portfolio over the next 12 months.
