Landlords 'confident about buy-to-let sector health'

Landlords continue to have confidence in the health of the buy-to-let sector, new research has shown.

According to Upad.co.uk's Rental Confidence Index, 61 per cent of landlords feel more optimistic about the market's future for April than they did in March, despite concerns about legislation and benefit payments.

Many of the 133 surveyed revealed that rents have been rising as the supply of new rental properties remains low.

The 39 per cent of those who felt less confident stated that their worries hinged on changes in legislation which they believed weakens landlords' positions.

James Davis, founder and chief executive of Upad.co.uk, said that the results come as something of a surprise.

"We had expected a shaky month, due to the implementation of regulatory changes, the Budget and uncertainties over the general election, but these results show that for landlords who are prepared to treat buy-to-let professionally as a business, the market remains buoyant," he added.

Mark Garner, managing director at LettingZone, recently claimed that professional landlords who purchased properties more than three years ago will now be able to reap the rewards of their investment thanks to low interest rates.
