Property News - Advice for landlords facing wear and tear disputes

Buy-to-let landlords have been offered help in avoiding disputes over the repayment of deposits to tenants.

According to mydeposits.co.uk, the subjective issue of wear and tear can cause problems, particularly as there are no set rules governing what is acceptable.

The tenancy deposit protection scheme is hoping to reduce confusion among landlords by giving advice on how to make a fair judgement in individual circumstances by weighing up various factors.

Chief executive of mydeposits.co.uk Eddie Hooker said: "Wear and tear is always a hot topic of debate and is very much situation-dependent. We have worked with landlords and our in-house disputes team to compile the guide."

One of the main pieces of advice for buy-to-let landlords was to ensure expectations are set out from the beginning.

LandlordZONE.co.uk director Tom Entwistle recently suggested measures included in the Budget are likely to benefit those operating in the sector, despite apprehensions ahead of the announcements.
