People looking to rent 'should expand their search'

Individuals who are looking to rent should expand their search criteria in order to ensure they get a good deal, one specialist has claimed.

Director and founder of LettingZone Mark Garner suggested tenants do extensive research and this may prompt them to extend their geographical boundary requirements.

"I would suggest they look just around the edges of that area as they may find some much better deals there," he added.

Mr Garner also explained lenders may charge more sensible fees and margins in the next two or three years, as they could be in a healthier position, meaning the market will start to balance out.

The expert's comments follow recent research from LSL Property Services, which revealed landlords enjoyed a strong annual performance from tenant arrears last year.

It claimed 84 per cent of proprietors saw sums unpaid remain stable, with six months of rent rises, despite fears surrounding the recession.
