Landlords 'can cut costs by saving energy'

Property News - Landlords 'can cut costs by saving energy'

Arla has told landlords the best ways to make properties energy efficient.

Landlords who improve the energy efficiency of their properties may be able to save significant amounts of money, according to one organisation.

The Association of Residential Letting Agents (Arla) has put together a list of top tips to help landlords make homes greener.

Among other advice, Arla recommended insulating water fittings to minimise heat loss, installing boiler thermostats and speaking directly with tenants to discuss best practice.

Ian Potter, operations manager at the group, commented that a tax allowance of up to £1,500 is available – through the Landlord's Energy Saving Allowance – for those who make adjustments now.

"It makes sense therefore for landlords to carry out these improvements straight away, as considerable cost savings can be made," he said.

Changes made in the immediate future may prevent time and effort later, as new government regulations could come into force from 2015.

Meanwhile, according to Ian Fletcher, director of policy at the British Property Federation, government benefit cuts are forcing some landlords to take on paying tenants instead of housing allowance claimants.
