Having the correct documentation could prove beneficial for would-be tenants.


Individuals keen to find a dwelling to rent with minimum fuss would be wise to collate all the necessary documentation prior to beginning their search.

This is the advice of David Lawrenson, private rented sector expert at LettingFocus.com - an independent property investment consultancy - who said would-be tenants could do a lot more when it comes to securing dwellings.

The industry figure - who released the book Successful Property Letting: How to Make Money in Buy to Let in 2005 - said preparation, such as having proof of income, employment and address, can prove a worthy exercise and help reduce the time it takes to move into a new place.

People who have this information to hand when searching for a residence online may find they are one step ahead of their peers and Mr Lawrenson added most tenants "have to go away and you wait for about four or five days while they get their references together. If someone beats them to it, then they will lose the property".
