We are a local, independent firm specialising in Residential Lettings and Property Management in the North West.

As specialists we are fully focused on the priorities and needs of Landlords and Tenants, and, unlike estate agents, our loyalties are not divided by dealing with property sales and mortgages.

We offer Letting Only, and a Full Management Service.:

Letting Only

We will Visiting you at your property, and providing a rental valuation and any other advice which you may require about letting your property.
Advising you on compliance with the various safety regulations.
Provied advise on law and taxation.
Locating suitable tenants. Your property will be advertised on,, and, we also have excellent contacts with various company and other establishment personnel departments, and furthermore usually have tenants waiting.
Accompanying tenant applicants to view the property.
Obtaining and evaluating references and credit checks.
Preparing a suitable tenancy agreement and arranging signature by the tenant.
Take meter readings and advise tenent on their responsablitys with local council and utility companys.
Collecting first months rent and deposit (bond) from the tenant.

Full Property Managment

Under this service we carry out all the duties shown in our "Letting Only" service but in addition.
Supervising the transfer of gas, electricity and council tax accounts into the tenant's name once we are provided with the necessary details.
Hold in accordence with the housing Act 2004 the deposit (bond) as 'stakeholder'(a one off fee of £30. per tenancy)
Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement from our computerised management systems.
If required paying regular outgoings for you from rental payments.
Preparing an inventory and schedule of condition, Checking the tenant into the property and agreeing the inventory. Inspecting the property periodically, and reporting any problems to you.
Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.
Prior to the end of the inital term of the tenancy, ascertain the intentions of both parties and serve any required notices as appropriate or arranging renewals of the agreement as necessary.
Checking tenants out as required, and agree with both parties any appropriate cost or compensation of any damage owed to you based on the check-out report.
If Instructed Reletting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.
We maintain a flexible attitude, and are generally able to adapt our service to meet our client's individual circumstances and needs, for example by providing a part only service, or alternatively by taking on additional tasks and duties.

Our Fees

Our lettings only service is only...£199 no matter the size or value, and we will, if instructed fully manage your property for only £39.50 per month for all properties. We make an admin charge of £35 for each renewal of an existing agreement. There is also NO VAT to pay giving you even greater RETURN ON YOUR INVESTMENT.

There are No up front charges - nothing to pay until a tenant moves in and starts paying rent
