For Sale
TENURE: NA
The Property Longford Great Barn is understood to date from the 18th century or earlier but was converted into a delightful individual home in the late 1990's by the current owner. The exterior elevations are mostly of tarred weatherboarding with some brickwork and some stonework and there is a waggon entrance on the northern side with projecting hip over. It is undoubtedly one of the finest barn conversions that it has ever been our pleasure to offer.

Despite the volume of exposed timbers the property offers very light and bright accommodation and has no low ceilings. Many of the rooms are vaulted and some are of exceptional proportions, including the 61'8 open plan reception area and 24'5 kitchen/breakfast room. Three of the bedrooms are on the ground floor in the west wing and two more are at mezzanine level accessed via stairs from the living area. There are currently two bathrooms but planning permission exists to create a third (see agents note).

There is under-floor heating to the main parts of the property with traditional radiators in some rooms. The majority of the windows are double glazed and the bathrooms are fitted to a high standard. The entrance hall, central section of the living area, kitchen/breakfast room, utility room, inner hall and cloakroom have terracotta tiled floors

Tucked away on the western side of the garden is a significant two storey summerhouse that was constructed in about 2006. This currently provides accommodation of living area, kitchen and shower room on the ground floor and a large bedroom on the first floor. Outside there is an extensive terrace and to one side a Jacuzzi hot tub. There are lovely views over the garden, pond and adjoining farmland. It is considered that this building offers potential for use as a studio, home office or annex..

The grounds extend to about 1.5 acres, most of which is landscaped park-like lawn with mature trees, shrubs, bushes and a large man-made pond. The outlook to the west is towards woodland and to the north the property is bordered by the Longford Stream, with farmland beyond. There are two driveways providing access to a single integral garage on the north side and a triple attached garage on the west side.

The Location The property is situated in a semi-rural location on country road about 1.5 miles north of the popular village of Barcombe, which has a primary school, two public houses, recreation ground and a Post Office/store.

The County Town of Lewes is about 6 miles to the south, Haywards Heath about 10 miles to the north west and Uckfield 7 miles to the north east, each providing comprehensive shopping & leisure facilities and rail stations. The journey time from Haywards Heath to London Victoria is from 43 minutes. The coast at Brighton is about 11 miles.

Our clients have cleared and restored this area and have written permission to use it, so there is currently no boundary fence separating the two areas. Interested parties should make their own further enquiries about the possible continuance of this arrangement.
