An individual detached house believed to be of mid-19th century (Victorian) origins but with subsequent extensions, including a 22'9 x 18'5 single storey family room/games room with great potential to create an annex. This four double bedroom home was previously the farmhouse for a fruit farm that covered much of the area; today it comes with a plot of over an acre that includes garden, about 0.25 acre of woodland and a paddock of over 0.5 acre.

THE LOCATION The village of North Chailey sits at the junction of the A275 and the A272 about 5 miles to the east of Haywards Heath, which provides a comprehensive range of shopping and leisure facilities and a main line rail service to London Victoria and London Bridge with journey times from about 43 minutes.

Within the village there is a café, public house (currently closed but due to reopen in early 2017) garage with store and a dentist's, whilst in nearby South Chailey there is a store/Post Office and two public houses. The village of Newick is about two miles to the east and provides a good range of shops, public houses, restaurants and a health centre. Uckfield is about 7 miles to the east, the County Town of Lewes 8 miles to the south and East Grinstead 13 miles to the north, with each offering shops, supermarkets and rail stations. Tunbridge Wells is about 20 miles to the north east, Brighton about 15 miles to the south and Gatwick Airport about 18 miles.

There are primary schools in Chailey Green, Newick and Scaynes Hill, with secondary schools in South Chailey, Uckfield, Ringmer, Lewes, East Grinstead and Haywards Heath. The area is well served by a number of private schools for all ages including Cumnor House in Danehill, Great Walstead, Ardingly College, Burgess Hill School for Girls, Brighton Colllege, St Bedes in Dicker, Skippers Hill in Mayfield, Annan School in Easons Green, Greenfield in Forest Row, Michael Hall in Forest Row and the specialist Chailey Heritage School in the village.

The village is surrounded by open countryside and common land with many footpaths and bridle paths. About two miles to the north is the famous Bluebell Railway, Sheffield Park Station and the National Trust Gardens. A few miles to the north is the Ashdown Forest; at circa 6,500 acres it is the largest free public access open space in the south east and a venue for many leisure pursuits, including horse riding (by permit). It is also the home of Winnie the Pooh and friends, as immortalised in the books of A.A.Milne. There are riding centres at Hickstead, Crockstead and Golden Cross and a number of golf clubs in the area

THE PROPERTY This attractive part tile hung home is believed to date from about 1860 and was the farmhouse for a significant fruit farm that once dominated the area. Over the years it has been significantly extended on the ground floor and in 2004 consent was granted for a loft conversion to add two further bedrooms but this was never acted upon and has now lapsed. Interested parties should make their own further enquiries as to the likelihood of this being reinstated.

There are currently four double bedrooms and two bathrooms/showers (one en suite) on the first floor and four reception rooms, kitchen/breakfast room and cloakroom on the ground floor. The property has been much improved, has oil fired central heating, double glazed replacement windows and attractively fitted bathrooms, but has scope for further improvement and alteration, including the creation of an annex.

The house stands on a significant plot of over an acre, including garden, paddock and woodland, with a rear aspect over countryside.
