Barleymead was individually designed and constructed for our clients back in 2003 by a local builder. The date of the build is clearly visible on the front faade of the imposing property. The luxurious accommodation offers a great deal of space and flexibility and would suit a wide range of applicants. It is positioned in the small settlement of Wringsdown a short distance from Yeolmbridge in the heart of the beautiful Ottery Valley. Our clients have used much of the accommodation for when extended family come to stay. The high specification was set by the owners with the fully alarmed and CCTV monitored property sat behind wrought iron gates. The internal fitments include hardwood windows, doors and internal flooring and a luxury kitchen and modern bathrooms. Principle rooms are suitable for large families with a simply stunning conservatory at the rear elevation. Externally, the rear gardens are well manicured and enjoy a delightful view over the grounds at the rear which gently descend down to a small watercourse.

Beyond the rendered and painted exterior which features attractive stone quoins lies the well-presented and high quality accommodation. The warm feeling meets you the very moment you enter the property and step into the grand hallway which is served by a hardwood front door and storm porch. The hallway has a ground floor WC and features the stairs which gently ascend to the first floor with a large under stair cupboard beneath. The triple aspect lounge has a plenty of natural light and large windows. The room features an imposing fireplace with slate hearth and wooden mantle. To complete the country feel the room has a beamed ceiling and access through double doors to the wonderful hardwood conservatory which has access to the rear gardens. The conservatory is currently staged as a separate sitting room but could be used as a large dining area, games room or children's play area if required. It has heating and a ceiling fan for the various times of year. The formal dining room like most of the ground floor has solid wooden flooring and a dado rail. The room is large enough for a good sized dining table. The whole generous reception area comes alive when entertaining for family events and hosting parties. Concluding the reception space is the study which has a wide range of built in furniture including bookshelves, cupboards and glass display cabinets. One of the main features of Barleymead is the large well-appointed kitchen/breakfast room. The room has an extensive range of units to include solid granite work surfaces, two bowl sink wooden style base, wall and glass display cabinets, corner shelving and down lighting. Included in the sale is a dual fuel Range oven and extractor and there are many spaces to install further appliances. Completing the ground floor is the utility room which has further plumbing for utility appliances and a door into the integral double garage.

On the first floor the large landing has access to all rooms. The master bedroom suite has a large bedroom area with two double doors and Juliette balconies enjoying a splendid view over the rear garden. There are fitted over bed and bedside furniture. The en- suite has a matching white suite with shower cubicle and his and her wash hand basins. The dressing room has extensive built in wardrobes and leads through to a store/hobbies room which could be used as a nursery if so required. Bedrooms two and three also have en-suite shower rooms and again face the rear with garden views. Bedrooms four and five share use of the family bathroom/WC which has a separate shower in addition to the bath. The property has Iroko hardwood external windows and doors and warmth is provided by Calor gas central heating.

GROUNDS
At the front the gravelled driveway is enclosed by wrought iron double gates which offer plenty of off road parking. There is outside lighting and many attractive raised beds and colourful shrubs with steps leading up to the front door. Access can be gained around to both sides of the property and at the rear the garden is well manicured and a real credit to the owners. It features a variety of young specimen trees. Access from here can be gained to the basement area which sits immediately under the lounge (with good head height) offering plenty of storage and space for hobbies etc. There is a large patio area, the perfect place for enjoying outside dining during the warmer months. The lawn is well enclosed and at the top again features shrubs, bushes and perennials and a summer house. There are outside power points and further lighting. Offering privacy and fine views the gardens are a major feature of this lovely country home.

The land lies immediately to the rear of the garden and has a separate agricultural access from the public highway. There is a selection of sheds and an orchard/productive area featuring some fruit trees. There are two main enclosures of grounds both being a good run of pasture and one with a small wooden stable block. The land has the best of the stunning backdrop towards the River Ottery and Yeolmbridge in the distance.
