This four bedroom period property enjoys some beautiful views and the amenity of around 5.5 acres of grazing and woodland, with a four bay car port, three stables, tack room, several stores and Dutch barn store set around a courtyard to the rear. Equestrian use is an attractive option.

This is a property with two character faces - the formal impressive front elevation and the lovely cottage style stone elevation to the rear - and there are many traditional and period features internally, including exposed timbers and the pretty 17th Century stone mullioned window on the stairs.

At the heart of the house is a spacious farmhouse style family dining kitchen, a 'must' for contemporary living - with bespoke oak finished furniture from local craftsmen, sandstone flagged floor, a four oven AGA range cooker and integrated appliances; and complete with a pantry. There is a good sized adjacent utility room with WC.

There are two well proportioned reception rooms in the lounge and formal dining room, both with open fireplaces, the lounge having a multi fuel stove set within. A wide rear hall leads from the kitchen to the lounge, up a small flight of stairs, with a cloakroom ahead of you and the main stairs up to the right.

At a mezzanine level on the stairs there is a study while the stairs continue to the bedroom accommodation. There is a large master bedroom suite with fitted storage, a dressing room and ensuite shower room; and three further bedrooms - two doubles and a single - served by the house bathroom.

Hutton Roof is just about equidistant from Penrith and Keswick along the A66 which is a short distance away, with Carlisle about 19 miles away. At Penrith there is access to the main motorway network on the M6, whilst the West Coast railway line brings London within 3 hours journey and access to Glasgow, Edinburgh, Manchester and beyond.

Outside at the front there is a small garden fronting the lane, whilst to the rear there is, to one side, a formal lawned walled garden with a raised terrace for outside entertaining, which is accessed from the rear hall. To the side and rear is a large courtyard around which are arranged the additional buildings and beyond which the land is located.

There are two main outbuildings; the first is a stone barn with four lovely stone arches which provides car parking for up to four cars and the second is a larger stone building which houses three stables around a large store room, with separate tack room, two further store rooms providing plenty of space, and a log store. These spaces would lend themselves to a number of other uses, if desired. There is a stream running at the bottom of the garden, an orchard, hazel copse field and grazing land adjoining the property (bordered in part by Gillcambon Beck) and across the lane.

Directions
From Penrith, take the A66 in the Keswick direction. Take the right turn onto the A5288 to Greystoke, travelling to the village centre. In Greystoke, take the left turn for Johnby (the main road bears right and you go straight on in effect). Keep going along this road; when you get to the Thanet Well crossroads, go across and head up the hill (How Hill Farm is on your left). Go straight on and turn left at the next right hand bend (bungalow on the corner). After about 200 yards you will see a T junction; Sowerby Hall is signposted. Go past Castle Sowerby Church on your right and follow the road round to the left. Take the first right into Sowerby Hall.
