Torwood stands in a prominent position and originally dates back to the mid-19th century and was once a modest cottage. Our clients acquired the property back in 1996 and immediately set about undertaking a two year substantial renovation and extension campaign. They have created what is today a large and imposing six bedroom home with many reception rooms which offers highly flexible and light and airy accommodation well suited for a wide range of purchasers. It has both traditional character features with modern comforts such as LPG fired central heating and UPVC double glazed windows and doors. The home which has comfortably housed four generations of the same family at various intervals has large and private established gardens, plenty of parking and large outbuildings which are very useful. As a registered holding, Torwood has a number of paddocks a large field and a further sloping young woodland which borders the River Kensey at the bottom. All in all we believe that this fine country home would be ideal for those wanting to keep stock, grow fine produce, or those who just require space and wish to live in a semi-rural but not isolated environment enriched by the splendid outlook.

Beyond the rendered and painted exterior lies the spacious light and airy accommodation which is served by a large welcoming hallway. The reception rooms include a delightful dual aspect lounge which has a stone fire surround with open fire. The room also has access via double doors to the rear garden and the patio which is perfect for enjoying al fresco dining during the warmer months of the year. This room is flooded with sunshine all year round. In addition the separate formal dining room is the perfect place for entertaining and is regularly used at family gatherings. It also has access to the garden via double doors. The sun room like the kitchen was also part of the extension, this room like the lounge enjoys a lovely aspect and has stunning views over the grounds and enjoys a south facing position. It has a slated roof and therefore unlike a conservatory it is not subject to volatile temperatures and can be comfortably used all year round. The kitchen/breakfast room is a good size with room for a table for day to day dining. The kitchen has a range of wooden fronted wall and base units with corner display shelving. There are granite effect roll top work surfaces and included in the sale is a dual fuel range style oven with extractor above and a dishwasher. As you would expect there are spaces for additional free standing appliances. The room has vinyl flooring and modern LED down lighting and includes a large pantry. Once again as a dual aspect room it is light and airy. There are further reception rooms such as a sitting room which is positioned in the older part of the house and therefore has an attractive stone fireplace with timber mantle and slate hearth with a clome oven recess and an inset multi fuel burner. The room has access to the rear porch which once was the front of the property. A further reception room used as a play room could be utilised as a ground floor bedroom for a dependant relative if so required. Completing the ground floor is a modern utility room which has recently installed units, separate sink and a WC.

There are two sets of stairs which ascend to the first floor accessing the long landing and hallway which serves all of the rooms. There are six bedrooms in total all of which are large enough to accommodate a double bed, the master bedroom suite is a good sized room with an en-suite shower room/WC with mains shower unit and it has a selection of built-in wardrobes with wooden fronted doors. Bedrooms two and six are also dual aspect with bedrooms three and five which are positioned in the older part of the property having built-in wardrobes or cupboards. These bedrooms are served by both a family shower room/WC and a family bathroom/WC both of which have modern sanitary ware and toilet facilities. It is easy to see how the size of the property can accommodate so many people and be so flexible. Torwood has recently had a new LPG fired central heating system installed in 2017 with a new boiler. To add to the efficiency external windows and doors are UPVC double glazed. The property is alarmed, has neutral carpets and the internal doors are wooden fronted.

Externally, Torwood is approached from the road by a double gated entrance and a gravelled sweeping drive which has off road parking for an extensive number of vehicles. There are attractive gardens at the front and a useful former piggery which is divided into two useful outbuildings one of which is a freezer room which has power and light and the other section a useful store room. At the side there is a dog proof level section of garden which is accessed by a paved path and encapsulates the outstanding views over the Kensey Valley. The main area of formal garden extends to the rear and what was the front originally. It is particularly attractive with a range of colourful flower and shrub borders and is enclosed by mature hedging. It is level and includes the previously mentioned attractive paved seating area which is positioned outside of the external lounge door. The land extends to three sides of the property and is divided into many enclosures, to include a goat and pig pen and a large chicken run. There is a large wooden workshop which measures some 47 feet (14.33m) in length which has power and light and water and would be ideal for those with hobbies or for those looking to set up and run a business from home (subject to obtaining all necessary consents). Such uses could entail woodwork, repairing or if the access was adapted it could be used for storing classic or vintage motor vehicles. Either way this workshop is a large asset to the property.

For the keen gardener they will find the large polytunnel useful and there is a further log store. The grounds feature many fruit trees to include apple, plum and pears. The main run of pasture is well drained. The next section which is sloping leads down through young woodland to the river Kensey. From the top there is the most wonderful view shown on page four of these details which looks out towards the small village of Tresmeer in the distance.

The property is found between the villages of Egloskerry and Tresmeer with facilities including a Methodist Chapel at Tresmeer and at Egloskerry a well-regarded County Primary School. The ancient former Market town of Launceston lies approximately 7 miles away and offers a range of commercial, educational, recreational and shopping facilities and lies adjacent to the A30 trunk road giving access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction.
For those seeking more extensive amenities both the Cathedral Cities of Exeter and Continental Ferry port of Plymouth can all be reached. The rugged North Cornish coast with its cliff top walks and sandy beaches is approximately 9 miles from the property.
