The idea of co-ordination has come about as a result of the increase in private sales and purchases together with the increased demand for rental accommodation. Those originating these transactions stem from the private owner-occupier to the small development companies.
Here at Ps91 we understand that each landlord requires an individual approach to the management of their property whether they be a landlord of a large or small block of flat/houses, be an investor in a number of individual properties, a property developer, or an overseas landlord.

Our aims are to Fill the gap left by Estate Agents, Solicitors, and Mortgage Lenders, Drive forward the property transaction within the time scale agreed by vendor purchaser or Landlord.

Letting Service

On your behalf, we will undertake the following to secure you a tenancy:-

· Prepare particulars of the property and rental value
· Market the property for letting
· Obtain full references on all prospective tenants
· Inform the landlord of Safety Regulations to adhere to
· Prepare the Tenancy Agreement and relevant notices
· Collect the first month’s rent in advance
· Collect a security deposit
· Advise the tenants of the procedures for registering with the appropriate utility suppliers
· Prepare an inventory
· Check tenants into the property (optional)

Where the term of the letting is for a period of 12 months, a letting fee of 10% is charged. Where the term is for a period of less than 12 months, a fee of 3 times the weekly rental is payable. All fees are subject to a minimum sum of £500 (ex VAT).

Rent Collection – (including Letting Service)

· Make arrangements for the collection of the rental
· Prepare monthly statements
· Chase late rents
· Check the tenants out of the property (optional)

Where we are instructed to invoice and collect rent in accordance with the terms of the Tenancy Agreement, a fee of 7.5% will be deducted from the monthly rental payments received, and on the same terms as detailed in our Letting Service.

Management Service

We give you the option to view your accounts on-line. You also can view on line the current status of their property all of this at your finger tips

Regulations are constantly changing, particularly with regard to safety. Currently these cover furnishings, gas and electrical installations. A Ps91 member agent will be able to advise you about compliance with any of these new and difficult regulations.

We can:
· Arrange for any property maintenance and repairs as per landlord’s instructions (subject to Terms and Conditions)
· Carry out quarterly property visits and report to the landlord
· Liasing between landlord and tenant
· Ensure that the tenant complies with the Terms of the Tenancy Agreement signed.
· Review rental values and renewal of tenancies
· Arrange for check-out of the tenant at the end of the Tenancy (optional)
