FEATURES: central heating - gas ; double glazing ; parking - off street ;
From the outside look at the solid oak window frames and doors, wisteria and clemetis along the re-rendered, lime-washed walls and cutwork fascia. The tiled roof is (apparently) a hyperbaric parabola, whatever that means. At any rate when we had it re-roofed we had to keep it the same so it undulates beautifully and looks twisted but is perfectly sound and strong. The house has been completely rewired, replumbed and redone. No doubt you will eventually want to alter and amend things to suit yourself but it is perfectly sound and in good decorative order: you can just move in and live in it as it is while you get used to it’s own peculiarities. We’ve used claypaint and eco-friendly materials almost exclusively to decorate so the house will live and breathe as it has done for more than 200 years, with the added facilities that modern living requires
Come in through oak front door into hallway and turn left into a room currently used as a Dining Room, about 11’ 9” x 11’ 7” (3.58 x 3.53m), big enough to take a large dining table and chairs in comfort, plus other furniture. South facing window and door into:
Sitting room about 19’ 7” x 12’ (5.97m x 3.66m) with old brick fireplace, woodburner, single piece of Elm forming a mantle shelf, bookshelves and windows to North and South. Cloakroom with hand basin, toilet and bookshelf. Door (mind the step!) to:
Office about 12’ x 7’ 6” (3.66m x 2.29m) with exposed beams, worktop, loads of plugs and (surge protected system) and 2 phone lines. A big cupboard (used to be a larder) for storage and a large oak-framed window looking out over the garden. Door back into:
Hallway (mind the step!) with understairs cupboard. South facing window on half-landing, door to Airing cupboard at top of stairs. Door to:
Bedroom 1: has 3 walls about 11’ and 1 wall about 9’4” ish – so not square then. But it isn’t obvious until you come to measure and decorate. Large north facing window, exposed roof beams in sloping ceiling. Out of the door (mind the steps onto the landing and up into:
Bedroom 2: about 15’ x12’ 7” (4.57m x 3.84m) with a South facing window. Out of here, down a step and up a step to the landing and on the left is:
Bedroom 3: about 13’8” x 9’ (4.17m x 2.74m) with a South facing window. Along the landing to the end and up a step (carefully) to
Bedroom 4: about 12’ 6” x 12’ 2” (3.81m x 3.71m) with South facing window and hatch in the middle of the floor which you can lift up but the ceiling below means you can’t drop things or jump through (shame). Also it’s under the carpet and under the bed at the moment so you can’t see it but believe me, it’s there. Door to en-suite bathroom is down a step again:
Lovely little bathroom with sloping ceiling, about 11’ 8” x 6’ 5” (3.56m x 1.96m) with bath, washbasin, toilet and cupboards and a window with clear glass opening out onto the garden.
Go out of the bedroom and (down the step), the main bathroom is off the landing on the left. 2 of the walls are just over 10’ (3.2m). The other 2 are just under and 7’ (2m)and just over 8’(2.4m). Approximately! There is also a curve in one corner
The lovely old door has been altered to accommodate the sloping ceiling and roof beam. Look at the beautiful steps down into this bathroom with it’s stripped and varnished floor. There is a lovely big shower on the right with, next to it the door to the airing cupboard (This is also accessible from the landing). There is a bookshelf above the toilet, freestanding bath and a washbasin. The north facing window opens onto the garden so you can sit in the bath with the window open, smelling the garden flowers and listen to the birds without any worries.
Downstairs and into:
The kitchen: About 24’ x 11’ (7.3m x3.3m) ish. There are hand-crafted individually fitted cupboards, Rayburn, gas hob, double sink with filtered water tap, North and South and East facing oak framed windows. Insulated slate flooring, fully glazed kitchen door to the patio and door into large garage.
The large Garage contains the central heating boiler with solar facility. All utilities come through the garage. It has an up and over door, personal oak door to the front and a stable door to the patio. Beware the steps!!
The Patio has a shed, roses, honeysuckle and lily of the valley; lavender and various bulbs as well as an early flowering camellia and lots of other plants.
From the patio there is a bridge over the rhyne to the garden and orchard. The garden is mainly lawn, bordered by mixed hedging and has a Bramley apple tree, pear tree, Laxton Superb apple tree, Victoria plum and several other golden plums that I can’t name, plus several Damsons. There are various beds with shrubs and fruit and herbs in them, some raised, some not. There is also a shed currently used for storing honey equipment and a log store. The boundary between the garden and the doctor’s surgery next door has a stout wooden fence down to the ditch which borders the western edge of the orchard. The orchard has mainly cider apple trees in it, plus a cherry tree and beehives at the moment. There is a large established hedge between the orchard and the road and access from the road to the field via a field gate. It has also been partly fenced for keeping sheep.
This house needs a family again. Please come and look at it, fall in love and buy it. There is no chain – no need to wait!
The measurements are all approximations - reasonably accurate though. The images aren't proffessional ones and a wide-angle lens distorts everything so please come and see for yourself.
