VENDORS INSIGHT A most impressive family home with beautiful and secluded gardens. The current owners recall the first time they viewed the property 14 years ago, saying "We were immediately impressed by the size of the house which was not initially apparent. The rooms are large which makes the house very versatile and ideal for a family."

"We've made a number of improvements to the property, including the installation of a Sonos speaker system, as well as a new kitchen and bathrooms but perhaps the biggest change has been how we opened up the living room. We added a steel beam which enabled us to remove a wall resulting in a lovely room with bifold doors leading out to the patio and garden," continue the current owners.

"The changes extend to the outside too. We laid new patios to the front and rear of the house, as well as landscaping the garden 18 months ago. The garden is very secluded, and we now have a calm and peaceful haven to relax in. We like to listen to the sound of the water trickling in the ponds and it really is the perfect escape from the hustle and bustle of daily life. We chose plants that are safe for animals and attractive to bees and butterflies, so it's perfect for wildlife as well as entertaining our friends and family."

"The location has been fabulous for us. It's just a short walk to Mardley Heath which is a great place to walk dogs and we're close to the amenities of St Albans. There are some fabulous gastro pubs close by too!"

Favourite room?

"The kitchen is the hub of the house. It's a great space to chat and cook."

Favourite aspect of the surrounding area?

"We enjoy days out in Cambridge which is less than an hour away, whilst London is easily accessible too with a journey time of around 40 minutes."

Memorable event / feature?

"The house and garden are perfect for entertaining with space for up to 10 cars at the front."

What they'll miss most / why they are leaving?

"We're only moving on because our children have moved out and much as we love it here the house is now too large for us. We will miss the woods, the fabulous local restaurants and our lovely neighbours."

STEP INSIDE Approaching the house through the electric gates into the large driveway, it is hard to understand that the house provides such extensive and large accommodation. On entering into the hallway the space opens out in front of you. There is a comfortable good size sitting room at the front of the house that has an en suite shower off it as this room was once used as a gym and could, if required, provide a downstairs bedroom. Across the hallway is a further study or sitting room, a cloakroom, double doors into the living room and stairs to the first floor. Doors open into a very impressive large kitchen/breakfast room fitted in a contemporary style with an extensive range of units. There is a useful separate utility room and double doors from the kitchen open into the dining room. The living room is a particularly stunning room being L shaped and with doors opening onto the rear patio and garden.

Upstairs the master bedroom benefits from an en suite shower room, the guest bedroom enjoys an en suite bathroom and there is a further family bathroom that serves the three other bedrooms.

STEP OUTSIDE One of many lovely features of the property is the large mature plot that is approached via an electric gate that leads into the driveway that provides parking for several vehicles. There are two double garages one of which has useful eaves storage and could with some work be converted to form an office or annexe. A pathways at the side of the house leads to the impressive rear garden.

The rear garden enjoys a southerly aspect with a large patio across the rear of the house with hot tub and a attractive outdoor dining area with pergola over with an opening and closing roof allowing year round use. The rear garden has been professionally landscaped and is laid to lawn with a very pretty stream running through it. The borders are well stocked with numerous flowers and shrubs proving colour and interest throughout the year. At the foot of the garden is a large summer house with decked area.

LOCATION Mardley Hill and Oaklands is popular and sought after being found midway between the villages of Old Welwyn and Knebworth. The area benefits from having its own local shops and public house. The property is situated approximately 150m walk from Mardley Heath, a designated Local Nature Reserve with a 100 acre wood and a network of paths and tracks making it ideal for cycling, nature lovers and dog walkers alike. The pretty village of Old Welwyn (1.5 miles) is home to gastro pubs, restaurants and a traditional Bakery. The slightly larger village of Knebworth (1.5 miles) also provides local shops, schools and a station serving London Kings Cross. Welwyn North Station is also just over 3 miles away (Kings Cross).
