"It's difficult to pick a favourite room as we enjoy each one differently. The master bedroom is so calm, light and spacious, and the view out over the garden is just wonderful. But I think if we had to choose, our favourite would be the living room – especially at Christmas time after the inglenook fireplace has been decorated and the wood burning stove is lit. It's just so cosy and atmospheric; it's definitely a stunning room to relax in."

"We have done a lot of work on the property over the 21 years we've lived here," continues the owner, "primarily the extension and installing a Megaflow water system. But with everything we've done, we've always wanted to be respectful of the cottage's history and use quality materials that are sympathetic to this historic building. We discovered some original Elizabethan hand-made bricks and tiles in the garden, and used them wherever possible in the extension.

"There is such a rich history in Ash Tree Cottage, and this is clear in the building itself of course, but also by looking closely to the materials used to build it. Etched into the beams are all the original carpenter's marks in Roman numerals, and even witch-marks in the doors to ward of evil spirits because people were very superstitious all those years ago. Many of the other houses in the street have the same things! We have also found many interesting items while digging up the garden, such as Victorian medicine bottles, many horseshoes, and even a Shire horse bell, which has 'The King' etched into it! Ash Tree Cottage continues to be such a wonderfully interesting home, and we know it will be the same for the next family moving in. We will miss it very much."

STEP INSIDE Upon entry through the front door, the entrance hallway is lain with beautiful oak wood flooring and boasts two separate staircases to the first floors. A wealth of exposed beams, original brickwork and beautiful design gives a taste of what's offered by this charming Grade II cottage. HIGH CROSS Ash Tree Cottage is situated in the pretty East Hertfordshire hamlet and chapelry of High Cross. Nr Ware. There are many local amenities, including two brilliant local Primary schools, both within walking distance of the house and outstanding secondary schools in the local catchment area. There are many dog walks, and a couple of recommended pubs serving good food in the adjacent village of Wadesmill. Ware is a friendly town, which has very good links into London and Cambridge by road. Rail connections into London are excellent and found in nearby Ware, Hertford and Broxbourne.
