PROPERTY INSIGHT
Fine & Country are delighted to offer for sale 'Well Cottage', a delightful detached period cottage with a wealth of original character and features, located on a plot in the region of 3/4 of an acres (sts). Sold with no upward chain, this rarely available home is surrounded by beautiful rolling countryside in the village of Anstey and must be viewed to be fully appreciated.

This plot has fantastic potential, if desired, for an extension or even opportunity for the construction of a separate dwelling, such is the size of the plot and the way it lends itself, subject to investigation and planning permission. The current property itself offers excellent potential to improve and increase its value. The original construction is believed to date back to the 17th century and is Grade II listed, with a thatch replaced just 10 years ago, so still with an excellent life expectancy.

Approaching the property from the village road, you have a driveway for multiple vehicles and leading to a detached garage, a footpath leads you to the properties side or front entrance, that is nicely set back from the road. On entering the property, through the front entrance, you will immediately see some of the properties character, with wooden beams, quarry tiled flooring and stunning Inglenook fireplace, this character continues throughout. On the ground floor you have spacious and very flexible accommodation with three main reception rooms, a sitting room, drawing room and dining room, but make of this space what you wish. To the side you also have a garden room and to the rear you have a fourth bedroom or additional reception room if preferred, the main bathroom is located off this room. Completing the ground floor is a laundry and boiler room and a rear lobby, ideal if you have been out for long walks or perhaps with the dogs.

Going to the first floor you have three nicely proportioned bedrooms, with the two main bedrooms with dual aspect views. The master bedroom has en-suite facilities, no need to rush downstairs in the middle of the night!

One of the main features of this offering has to be the outside space, with spacious gardens surrounding all aspects of the property and this corner plot benefits from excellent privacy. As well as the garage you also have a brick built outbuilding and space for as many sheds as you could possibly want. If you did wish to investigate the opportunity of a building plot, then the front drive would give a good option to split and a good sized plot created to the rear corner of the plot, still leaving plenty of garden for the original home.

Give Fine & Country a call today to arrange your private viewing time or ask any further questions you may have. Rarely do properties with such potential and opportunity come along, so don't delay.

LOCATION - ANSTEY
Anstey is a typically quaint English village, within the civil parish in the East Hertfordshire district of Hertfordshire. Surrounded by beautiful countryside but still within close proximity to several towns, the closest being Buntingford and not much further, to name a few, are the towns of Ware to the South and Royston to the North. Within the village itself you have a village pub, The Blind Fiddler, church and village hall.

The closest town, Buntingford, is just 4.5 miles away, a small market town that lies just off the A10 linking Cambridge and north London. The popular high street is full of some fantastic independently owned and run local shops, cafes and bars, something for everyone. You also have all the local amenities you may need in Buntingford; doctors, dentists and food superstore as well as a number of community groups for all ages.

In terms of schooling, you have a primary school within the village of Anstey, as well as in the next village of Great Hormead. Buntingford is the closest for secondary schooling, where you have Freman College (an Upper School and Sixth Form) and Edwinstree Church of England Middle School. There are also a number of private schools within easy driving distance of the town and Anstey.

As mentioned, Buntingford lies just off the A10, but from here and Anstey you are ideally located for other major road networks such as the A1M, just a half an hour drive to London Stansted airport and also close to several major national rail stations with direct links to London Kings Cross and Liverpool Street, ideal if you are a commuter.
