A most attractive detached family house that occupies a prominent good size corner plot in this well regarded and sought after location a short walk to Presdales School. The property has been upgraded in recent years and benefits from double glazed windows and doors, gas fired central heating and a refitted kitchen. Whilst offering excellent well proportioned accommodation there is still great scope to further enlarge the house, subject to obtaining the necessary consents.

The south side of Ware is extremely popular with its tree lined streets being sought after by those wishing to take advantage of Ware station and town centre being within easy reach and being a virtual stones throw from one of the most sought after schools in the area, Presdales.

As soon as one approaches the house you are drawn to it. It is double fronted with a central hallway and the front door opens into a porch which then leads into the hallway. The hall adds to the character the house enjoys with a pretty parquet floor with attractive central star design. Stairs lead up to the first floor with a useful cupboard beneath and there is a downstairs cloakroom/wc. The living room is a lovely light room with windows to three aspects and door opening into the garden. There is also an attractive Art Deco style fireplace a real focal point of the room. The dining room is a particularly good size and also enjoys windows to two aspects and a fireplace. The kitchen has been refitted in a clean contemporary style with a large pantry and a cupboard housing a recently fitted Worcester gas boiler . Windows overlook the garden. Adjoining the kitchen is a utility room with doors to a courtyard and the rear garden.

Upstairs the attractive landing has woodblock flooring, a large airing cupboard and access to a good size loft. There are five bedrooms, three doubles and two good size singles and an attractively refitted bathroom with contemporary suite and extensively tiled walls.

A particular feature of the house is the wonderful corner plot that it occupies. There is a large front garden laid predominantly to lawn with well stocked flower beds, a magnificent Magnolia tree and a retaining wall with path to the front door.

There is a driveway that leads to the LARGE DOUBLE GARAGE with twin up and over doors, light, power and a further up and over door at the rear of the garage.

The garden is attractively planted and laid to lawn with raised flower beds with numerous roses, shrubs and flowers. The garden is well fenced and there is a patio and large greenhouse.

The beautiful market town of Ware, Hertfordshire, is one of the oldest continuously occupied sites in Europe, dating back to the Mesolithic period, around 4000BC. Today, Ware is a bustling market and riverside town with a population of around 19,000.

Ware is located off the A10, with the popular town of Hertford just 3 miles up the road. The town is one of the areas most popular and you really do have the best of both worlds, surrounded by the beautiful Hertfordshire countryside, but well connected to London. If you are a commuter or just like to have regular day trips to London you are just 20 miles away by car and with very easy access by Ware train station to London Liverpool Street (approx. 45 mins) or if you prefer from Hertford East station to Liverpool street (approx. 49 mins) or Hertford North Finsbury Park/Kings Cross (approx. 35 mins).

Unlike many towns, Ware has a bustling high street and very much has a social 'café' culture. There is a superb combination of national and local independent stores, restaurants and bars. Of course, there are also all the other amenities anyone could need in the town including a library, doctors, dentists, superstores as well as having Hanbury Manor Hotel and golf course and East Herts golf course just down the road. There are multiple parks and playing fields, Wodson Park sports and leisure centre, walks and stunning locations to sit by or be on the river Lea which runs through the town and surrounding countryside.

With regards to education, you are in one of the best places in the country. You have the prestigious Presdales secondary and sixth form school for girls and Chauncy secondary and sixth form. Of course there are also multiple nursery's and well regarded primary schools.

If you don't live in Ware already, then look no further for your next home!
