Woodstock Cottage is a beautifully presented and fully restored period home located in the centre of this sought after and well served village. Set back from the road, the front garden offers ample parking for two cars and a brick path leading to a bespoke, hardwood-framed storm porch. The entrance hall, with its pamment tile floor and period spindle staircase, offers a warm and charming welcome. Leading from here, you can access an elegant, traditional sitting room with an attractive feature fireplace as the centrepiece.

The heart of this home is the extended kitchen/living/dining/family room which combines a number of period and modern living features. At over 30 feet it affords a very generous amount of living space and is ideal for family living and entertaining. The kitchen has been fitted with a bespoke, hand-painted tulip wood and ash-inframe storage spaces with quartz worksurfaces, a central island workspace and a traditional butler sink. The utility area offers plenty of additional storage space, suitable for a large fridge-freezer and discreetly located laundry appliances, and has matching hand-painted floor to ceiling units in keeping with the kitchen. The full height atrium in this area is also striking feature - as are the large, glazed, corner doors to the rear garden, flooding the space with natural light and allowing the room to spill out onto rear garden. The four bedrooms are well served by a family bathroom with a freestanding clawfoot bath with shower, and a smart en-suite to the master bedroom. The rear garden has been sympathetically landscaped and recently refenced, featuring a large lawn, gravel paths, patio area and a brick raised bed which seats freshly-planted olive trees and lavender plants.

This charming home is full of character and strong design, using a number of luxurious materials and fittings placed with attention to detail.

Seller Insight

"We are a property development partnership, formed by two old friends, that specialises in the renovation and restoration of heritage properties in conservation areas. We enjoy taking on challenging projects and we pride ourselves on revitalising properties with great design, using quality materials and local tradespeople," say the current owners.

"Woodstock Cottage was built around a century ago by members of a local family returning from WWI who, looking to create a new life for themselves, combined their resources together into creating this home; from there, they started a local construction business.

"We had been restoring a Grade II listed property nearby when Woodstock Cottage became available: we jumped at the opportunity to breathe new life into this historic building! We knew that the entire property would need to be stripped back to its bare bones before we could restore it to the highest standard. In the process of renovation, we added a two-storey extension to the rear of the property using reclaimed bricks from the removal of outbuildings and garden walls, as well as pitching the roof to the same angle as the existing property, so externally it matches the original building in every way. We were also able to create a double vaulted atrium, which floods the centre of the building with light, augmenting the spacious feel of the ground floor with floor-to-ceiling corner windows looking onto the rear garden. The result of efforts was that we were able to restore Woodstock Cottage to a condition that is perfect for modern lifestyles, creating a combined kitchen and family area that's fantastic for day-to-day living and entertaining.

"Our restoration work continued outside too: where the garden was once overgrown and barely usable, it's now the perfect place to relax and entertain guests. The patio is bathed in sunlight and makes for a great spot to enjoy a BBQ with friends, and the modern exterior lighting ensures that the fun can continue well into the evening. We've also ensured that it beautifully planted to provide year-round colour and interest."

"Brampton is a traditional village which has all of the amenities of a small town and an abundance of community spirit, and Woodstock Cottage is right in the centre. Few locations in the village offer such great access to the local parade of shops, which include a supermarket. The local community is also well supported: there's something in the village for everyone to enjoy, including active church congregations, bowls club, tea rooms and great pubs. There are also plenty of opportunities to explore the great outdoors from here, including easy access to scenic riverside and woodland walks, golf and even great locations for kayaking and canoeing. Kings Cross and St Pancras are accessible in under an hour from Huntingdon Station, which you'll find walkable or an easy cycle ride from the house, so it really is the best of both worlds here."

"We are proud to have transformed and restored this older house into an exciting, modern home that maintains all of its original charm. The true extent of the renovation has essentially created a brand-new home, just waiting for the next owner to come along and breathe new life into it," conclude the current owners.
