Seller Insight

A delightful four-bedroom property situated in the pretty Cambridgeshire village of Woodhurst, Harradine Farm Cottage provides a comfortable family home in a pleasantly tranquil setting. "When we first visited the cottage, we particularly liked the location in the heart of the village," say the current owners, "and also the blend between the older Victorian façade fronting the street, combined with the more modern extension behind."

Since purchasing the property, the owners have made various renovations and improvements to create an exquisitely presented home with a feeling of welcoming warmth, including the refurbishment of what is now a fantastic conservatory/garden room. "When we first moved in the conservatory was a fairly ramshackle structure with a leaky felt roof which had seen better days!" they say. "The previous owner had made some plans to renovate it, which we adapted with the architect and had built in 2009. We also fitted a new boiler and a mezzanine floor in the garage and loft space for extra storage. In addition to this, we have fitted a real wood burning stove and improved the insulation in the older part of the property to keep the whole house cosy in winter and cool in summer."

As well as the fantastic sense of peace and quiet afforded by the rural location, the property is well situated for amenities. "We are right in the middle of quaint little Woodhurst," say the owners, "with schools, shops and pubs available close by in neighbouring towns and villages. In regard to primary schools, our children go to school in Houghton which is about a 5 min drive away, while some of the other children from the village go to school nearby in Abbots Ripton. For secondary education I believe we are on the St. Ivo school bus route, amongst others. There are good pubs in Broughton and Abbots Ripton and it's possible to walk over the fields to Old Hurst where there is an excellent farm shop, tea room, restaurant and bar with lots of activities for children as well."

"The kitchen has always been one of our favourite rooms. Personally, I like to lean on the Redfyre / AGA with a cup of tea enjoying the 2 minutes peace I get while the children are having breakfast and getting ready for school."

"Perhaps one of the things we will miss the most will be the tranquil location. It is wonderful to sit outside now that the weather is warmer in the evenings and hear nothing but birdsong and the occasional tractor!"

"We have an enclosed walled garden with plenty of foliage, which is straightforward to manage and a great spot in which to relax. We get the evening sun in the garden, which is lovely as there is a decent size patio with an outdoor table for barbecues and al fresco dining."

"Two of our children have been born since we've lived here, so bringing them home to the cottage for the first time leaves us with lovely memories. We've hosted drinks and lunches following their Christenings which, combined with the very short walk to the church, has been ideal. We've made some lovely friends in the village too, so there have been some very convivial dinner parties in the kitchen!"
