Set in a tranquil cul-de-sac in the much sought-after village of Hilton, this modern, contemporary family home has been designed and built to an exacting standard by the current owners.

Set in a plot of approximately half an acre and measuring almost three thousand square feet, it is the perfect example of a turnkey property.

Less than five miles to Huntingdon, and just over ten miles to Cambridge the village is very popular with commuters as it offers easy access to London and Peterborough, and also popular with families with a selection of good local primary schools and is in catchment for an outstanding secondary school.

The market town of St Ives is also within five miles and has an array of shops, supermarkets, restaurants and eateries. Nearby is the Longreach water sports club for the more adventurous and acres of country walks and wildlife sanctuaries. St Ives golf club is one of the more popular courses in the area.

The house is arranged with a large and light entrance hall, guest WC, formal lounge, office/playroom and an incredible full width kitchen/dining/family room to the rear with bifold doors looking out onto the landscaped rear garden.

Upstairs is a galleried landing and access to five generous bedrooms with private en-suite to the principal bedroom, Jack and Jill bathroom for the two primary guest rooms and a fabulous family bathroom.

To the front is off street parking for several cars as well as a very generous double garage.
The landscaped rear garden is mainly lawned with patio, seating area and a pizza oven, just perfect for al fresco entertaining.

Sellers Insight

This superb five-bedroom modern home, which was beautifully designed and built by the current owners, is set within half an acre of pretty landscaped gardens in the charming village of Hilton, just half an hour from Cambridge city centre. "We commissioned the build of the house back in 2017 and it was something we'd wanted to do for a very long time," says the owner. "We knew we wanted to live in Hilton as we both grew up here and it's a place we love, it was just a question of finding the right plot. However, when we happened upon this piece of land, everything fell into place. It's tucked away on a very quiet cul-de-sac in the heart of what is arguably one of the nicest villages in the area… I don't think we could have wished for a better spot."

"In terms of the overall design of the house, the brief we set ourselves was to build a lovely big family home that externally would blend very nicely with the architecture within Hilton, but which on the inside would be a light, bright, spacious modern home, and we couldn't be more pleased with the finished article. We have a huge, welcoming reception hall from which each of the main living areas flow, and the centrepiece of the property is one vast open-plan kitchen, dining and living space that faces out towards the garden and features almost an entire wall of bi-folding doors, which create a fantastic feeling of connection between inside and out. We also have a separate lounge, a playroom and all of the bedrooms are very large doubles. We've also made sure that all of the fixtures and fittings are top of the range and we've integrated a range of both eco-friendly and Smart technology so not only is it more economical to run, but the overall comfort is greatly enhanced."

"The plot is a lovely size so the garden is large, yet very manageable and it's not in the slightest bit overlooked," continues the owner. "Beyond our very spacious patio, which is ideal for entertaining, it's mainly laid to lawn and edged with a really attractive border of mature trees and shrubs. The outlook is wonderfully leafy and green, and because we're tucked away on this lovely cul-de-sac, it's also incredibly peaceful out there."

"The open-plan kitchen, dining and living area is definitely our favourite room. It's a brilliant space for us as a family, it's great for entertaining and when the sun is shining we can push back the bi-folding doors and extend it almost seamlessly out into the garden."

"Hilton is a lovely village with a fantastic sense of community and it's a wonderfully safe place to bring up a family. We have all of this beautiful countryside to enjoy, which is great for walking and cycling, and we're within striking distance of places such as Huntingdon and St Ives so all our day-to-day needs are catered for. For us the location has been absolutely ideal."

"The Smart technology allows us to control the heating, the lights and the sound system from our phones, even the blinds are automatic. We also have solar panels and a heat recovery system that as well as recovering lost heat also filters the air."

"We thoroughly enjoyed the whole process of building this house so we've decided to do it all over again, but we will be sad to leave Tithe Close," says the owner. "We'll miss the overall feel of the house, our beautiful garden and we'll also miss our fabulous neighbours."
