SHORT SUMMARY

Honeysuckle Cottage is an 18th century traditional ‘Brick & Flint’ built cottage situated in a quiet village just 5 miles from the magnificent North Norfolk Coast. It has been lovingly renovated by the current owners who have transformed it from a ‘diy project’ into a professionally designed and finished country cottage. Not only have they retained & exposed features once hidden away such as red brick fireplaces and beams galore, they have cleverly introduced local reclaimed items totally in keeping with the style and theme.

With a modern heating system, column radiators, two multifuel stoves, underfloor heating, designer lighting, oak kitchen with granite tops, separate utility room, stunning shower room, bathroom, 4 double bedrooms, study, fascinating family room and a dayroom/ TV room it is a very well equipped home and not your typical rental property.

The Cottage is ideally suited to a family or professional couple who are looking for a unique opportunity to live in a luxurious cottage in the country yet be within a few minutes from local amenities.

With the city of Norwich just 45 minutes away and King's Lynn 30 minutes it is ideally positioned to commute from during the week and simply enjoy the open countryside right from the front door at the weekend!

STUDY

With a fitted bookcase, high ceiling and windows to the front and side. The anthracite finished column radiator coordinates with the iron light fittings, penny end door hinges, Suffolk Latch and a hammered light switch which is a continuous theme throughout the cottage.

KITCHEN

Light comes in from the window in front of the sink and through the French doors to the side where a wide variety of birds can all be seen congregating on and around the lilac tree to feed.

A column radiator and underfloor heating ensures this room stays warm through the winter months.

From here there’s a door into the;

UTILITY

Oak cupboards and shelves provide storage space and there’s a stainless steel sink with a mixer tap. The floor standing oil fired boiler is here plus plumbing for a washing machine and space for a tumble dryer.

Back to the entrance hall and take the stripped pine door into the;

FAMILY/SITTING ROOM

Step on to the multi-coloured pamments and take in the heavily beamed ceiling with exposed original timbers and the feature exposed brick fireplace with multifuel stove and slate hearth. Built in next to it is an original Holkham Hall bread oven (display only) and to the side is a door leading to the original Norfolk ‘winder’ staircase (not in use).

There are numerous layout options in here to include a dining table and ample seating and the lighting is designed to work with various configurations.

This dual aspect room is very light having a window to the front with a window and two sets of French doors overlooking the rear garden. A stripped pine staircase leads upstairs and there are two further original stripped pine doors. Take the one on the right leading to the;

DAYROOM

Step down and through one of the original entrances into the cottage and note the heavily worn threshold. This was, at one time, the kitchen but now it is another very cosy reception room. It has wood panelled walls, solid oak floor boards, fitted cupboards & shelves and an exposed high ceiling.

A door leads to the outside front from the side and a long low window is an ideal viewing point to watch the world go by. There are power points and a TV point with subtle wall lights and two ship’s lantern type ceiling lights plus a large column radiator.

A door opens up to reveal the airing cupboard which contains the hot water cylinder plus the water softener and another door leads into the;

SHOWER ROOM

This wonderful travertine tiled shower room is another great feature of the cottage. The pebbled shower area and inset feature pebbles are perfectly in keeping with the theme yet this modern facility with a wall-hung wc, dual control shower system, motion sensor light switch, underfloor heating, chrome radiator, illuminated and demisting wall mirror, bright downlights and shaver point is right out of the 21st Century.

A bespoke solid oak washstand with a large ceramic wash basin & mixer tap sits perfectly in this setting and the matching oak tall wall-hung unit provides necessary storage space. A window with obscure glass allows natural light in and a quiet ceiling mounted extractor fan comes on with the downlights.

Go back to the sitting room and take the door on the right into;

BEDROOM 4

This large double room has amazing distressed oak floorboards, exposed ceiling beams, cast iron radiator, an exposed brick & chalk wall PLUS an exposed red brick fireplace with a multifuel stove. A window overlooks the garden and a set of French doors lead to a patio area.

BATHROOM

With a slate floor and bright wall tiles this traditionally designed room definitely has that cottage feel. A slipper bath with traditional chrome bath shower mixer is cleverly positioned allowing space for a large washbasin and a high level wc. There is a ceiling light and wall lights either side of the adjustable wall mirror.

MASTER BEDROOM

From the distressed and aged floorboards to the heavily beamed ceiling this bedroom encompasses the level of attention to detail the cottage has received. There’s ample room for a king size bed, a built-in wardrobe plus space for free-standing furniture. A window overlooks the rear garden giving a good view of the open ground at the rear. There are power points, a TV point, a column radiator downlights and wall lights.

OUTSIDE

The front garden is laid to lawn with a brick edged border containing various shrubs and of course the ‘Honeysuckle’. Pamment stepping stones lead from a metal gate up to the porch and a pamment path leads to the driveway where there is ample space to park 2 cars.

At the end of the drive a timber ‘bin store’ sits against the cottage and an arched timber gate leads to the rear.

The rear garden is laid to lawn with a flower bed sectioned off by railway sleepers to the right hand side and a wonderful beech hedge on the left. To the right a wooden shed with a cedar shingle roof makes for a good ‘wood shed’ and then a section of screening hides the oil tank.

At the end of the garden a standalone brick and flint building provides lots of storage space for bikes, mowers & garden equipment.

A gate at the far end allows easy access out and onto the fenced off village playing field which is a great extension to the garden!

GREAT SNORING

The village is ideally situated to explore North Norfolk with ease being only 10 minutes from the beach, less than 10 minutes from the market town of Fakenham, 45 minutes to Norwich and 40 minutes to The Norfolk Broads. The local village hall is the hub and hosts regular events such as quiz nights or race evenings so there is a nice community feel should you wish to join in.

There are numerous walking paths and places to explore on foot straight from the front door and this part of Norfolk certainly isn’t flat so the immediate surrounding countryside offers some wonderful views. The nearby villages of Little Snoring, East Barsham and Walsingham all have pubs and are only 10 minutes by bike or a 30 minute stroll should you wish to leave the car behind.

THE AREA

The nearby North Norfolk Coast is designated as an Area of Outstanding Natural Beauty with stunning beaches, wildlife reserves, National Trust Properties and a host of quaint villages to explore. With craft fairs, art festivals, music festivals and other year round events it’s no wonder the area is a popular destination for those who appreciate the outdoors & fresh air. Wherever you go you’ll find family run cafes, traditional country pubs, gastro pubs, restaurants and deli’s serving seasonal favourites.

For a little bit more pace and bustle then Norwich is the place to go. Still fairly laid back compared to other cities but this is its charm and a wander round ‘The Lanes’ is a must! There are theatres, museums & lots of shops, heaps of history and definitely a place you will want to visit often. The international airport is on the edge of the city and there are numerous rail destinations from the train station including Cambridge and London.

Also within easy striking distance are the traditional style seaside resorts such as Hunstanton, Cromer & Great Yarmouth plus theme parks and dozens of family venues and places of interest to explore.
